Access Statement for 2 Cambridge Villas Bed and Breakfast

2 Cambridge Villas is a 3 storey Victorian built, 5-bedroom guest house which is located centrally in Ambleside.

All bookings are confirmed by email upon booking.  An additional email is sent to you prior to your arrival with the necessary information required for arrival, parking etc.


  • The nearest train station is Windermere which is approximately 4 miles from Ambleside.
  • There is a taxi rank and bus stop outside Windermere Railway Station.
  • Ambleside bus station is located at the rear of the property, approximately 2 minutes’ walk.

  • Directions can be provided on request. Post code for Sat Nav is LA22 9DL. We are on a one-way system.
  • We are situated near a corner and there are double yellow lines immediately outside the B&B, however there are parking bays on Church Street within 5 metres of the property.
  • Parking on the streets around the B&B (and most of Ambleside) is free for one hour (in marked bays). You must display a parking disc which you can pick up from our front porch or most shops. There are no restrictions between 6pm and 10am. The street parking is ideal for unloading luggage before moving your car to the free parking space (see below).
  • We provide a free parking space which is available for the duration of your booking. There is one space for each bedroom. This is located at Ambleside Football Club car park which is 400m away – approximately 5 minutes on foot. You will require a parking permit which we will hand to you on your arrival.  
  • There are several pay and display car parks in Ambleside. King Street car park is at the rear of the property. Long term parking is available in some car parks. Please ask us to send you details.
  • If you have a disabled badge, you can park for unlimited time on Church Street and other streets in Ambleside (within the marked parking bays).

Check in is between 3pm and 9pm and times are usually arranged with the guests at booking stage. If guests are delayed, they should contact the owners so that the owners can make arrangements to welcome them.  
There is a metal gate leading into the front garden of the property.  There is a small step leading into the front porch.
The front porch is carpeted with a large door mat.  Please leave muddy or dirty shoes on the rubber mat provided.
There is a small wooden bench in the porch for guests to use.
There is no guest access to the rear of the property except for putting cycles in the shed (on request).
There is a low step 8cm high by the porch (outer) door. The porch and front doors are approximately 86cm wide. The front (inner) door is kept closed and locked for security. During the day the porch (outer) door is open.  It is closed on wet days and at night.  Guests are provided with a key for both doors.  On the shelf inside the porch there are parking discs for on street parking and also literature for places to visit and things to do.
On arrival, please ring the bell inside the porch and you will be greeted by the owners who will give you your room and house keys to enable you to come and go at your leisure during your stay.
Please be considerate of each other guests regarding noise levels during the evening and if leaving the property early in the morning.
The telephone or mobile number (see below) can be used to contact the owners on arrival if there is no answer to the bell.  The mobile number can also be used during the day or at night in case of an emergency.  The numbers are on all correspondence, website and literature. 
Your breakfast requirements are discussed on your arrival.

All toilets are situated in the guest bedrooms.  There is no downstairs toilet for general use.

The Reception area has hard flooring.  The stairs and landing areas are all carpeted.
The stairs leading to the first floor have a wall to one side and a wooden hand rail to the other.  There are 15 stairs which are 20cm high and 81cm wide. 
There are 15 stairs from the 1st floor to the 2nd floor which are 20cm high and 86cm wide, there is a wooden hand rail for 2/3 of the way up, the last few stairs have no handrail.
There is a bell outside the door of the owner’s private accommodation on the ground floor. Please ring should you require to speak to the owners or alternatively phone (see below).
The dining room is situated off the reception area on the ground floor. 

The dining room is on the ground floor at the front of the house.  The room is carpeted.  Tables are individually set according to party sizes and can be easily re-arranged. 
Breakfast menus are either in the guest bedrooms or in the reception area for pre-ordering the night before.  We are able to enlarge the menu should this be required. 
Packed lunches are available to order.  Flasks and water bottles can be filled in the morning.

ALL BEDROOMS:  All bedrooms have a wardrobe/cupboard with hanging space and chest of drawers; bedside tables or shelf; mirrors; radiator with thermostat; hairdryer; flat screened tv; toiletries; Egyptian cotton bedding; duvets; 2 pillows per guest and towels; hospitality tray and kettle. 
There is an information leaflet in all rooms. We are able to enlarge the leaflet should this is required.

BEDROOM 1 – first floor: Double/twin room.  Super-king size bed or two large singles. Two upholstered armchairs. Large bay window with venetian blinds and curtains. There is an en-suite shower room with toilet, washbasin and toilet.

BEDROOM 3 (2nd floor).  Small double room with shower cubicle and washbasin in room. En-suite toilet. The room has a metal framed double bed; a comfy chair. There is room for storage of cases and bags under the bed.  The tall sash window lets in plenty of light and has a roman blind.

BEDROOM 4 (2nd floor).  Standard double room with en-suite shower and toilet room.  Washbasin is in the bedroom. There is a double metal framed bed and also a dressing table/desk with upholstered stool; a comfy chair. There is room for storage of cases and bags under the bed. Sash window with roman blind.

BEDROOM 5 (2nd floor). Family room with double metal framed bed and two 3’ single metal framed beds.  There are two chairs and plenty of underbed storage for cases and bags.  Two sash windows with roman blinds. There is an en-suite shower room with toilet, washbasin and toilet.

The property has Wifi throughout the house which is free to guests.  There is reasonable mobile phone reception throughout the house.
There is a public phone box at the rear of the property.

There are notices by the door of each bedroom which explain evacuation procedures.
The property is fitted with a fire alarm.  There are call points, smoke detectors and emergency lights throughout the property. The fire alarm will sound in an emergency.  On hearing a continuous alarm, please vacate the property via the front entrance.  If you require assistance i.e. hearing impairment, please inform us on arrival so that we can provide any necessary assistance for evacuating the property. 
There are fire extinguishers in the hallway on the 1st and 2nd floor landings.

The fire alarm system, lighting and extinguishers are tested and maintained by a professional fire & security company to comply with official regulations.

Electrical items for guests’ use (kettles, hairdryers, bedside lamps, irons etc.) are tested annually by a PAT certified electrician.

There is emergency lighting which is on during the night in the hallway, stairways and landings.

The owners can be contacted during the night in cases of emergency on the mobile number which is on all correspondence; on the website and on literature in you room.  The landline number is not in use at night.

There is a small paved front garden with a wooden bench, plus a small table and 2 chairs which is for guests’ use. 

We have a laundry room for ‘in-house’ laundry only and it is not accessible to guests.  There is a launderette 50m from the B&B. On request we can put wet waterproofs and walking shoes/boots in the laundry room for drying.  
We have an iron and ironing board which is available on request.

We have a secure shed at the rear of the property which is available for bike storage.  Pre-booking is necessary.
Bike are stored entirely at the owner’s risk.  Please ensure your bike is covered by insurance.

Smoking is not permitted inside the property.
There are anti-slip mats available for the showers.  Please let us know if you require one.
No pets allowed. 

2 Cambridge Villas is located centrally in Ambleside which is served well with shops, restaurants, cafes, pubs etc. 
Some of the roads in Ambleside are hilly.  The top end of Church Street (the opposite end to where we are located) has a short uphill section.
